Beginning on a stake near a small Elm and Post Oak on a ridge - North 46 1/2 W 98 poles to a Gum on Dunwoody's line - South 79 E 11 poles to a pine - N 49 E 88 poles to pine and Hickory South 99 poles to Stand Dogwood East 22 poles to a pine and Dogwood & Hickory - South 11 E 92 to stake on Harmon's line - with same West 95 1/2 poles to stake 2 poles south of a marked walnut - north 42 poles to a stake - north 65 East 64 poles to the beginning said to contain by surface measurement fifty-eight acres - the right of rirgress and egress is retained for the owners of land retained by us over the lands herein conveyed to the point where Lewis McPherons corners and Harmon's line - said out let located where it best suits all parties concerned.
This we convey cir fee simple and warrant and defend this title or deed against all legal claimants whosoever and the lands sold, from the land herein conveyed by the said Andrew Guthrie to Messrs. Evans, Ramsey & McPheron - formerly - are hereby confirmed.

By virtue of the authority vested in me by the will of Sarah A. GUTHRIE.
dec'd., after due advertisement, as required by law, I proceeded on the
4th of Sept. 1920, upon the premises of the late Sarah A. GUTHRIE, in the
6th. Civil District of Greene County, Tennessee, to sell and assign her
real estate as required by the terms of her will.
Tract No. 1 of her real estate containing 10 acres was assigned to
her daughter, Dona GUTHRIE, in accordance with the terms of her will. The
residue of her land compromising 12.2 acres, more or less, has been duly
advertised for sale and was offered at public outcry to the highest bidder,
first in two tracts, then as a whole, when T. A. GUTHRIE became the purchaser
of said tract as a whole, at the sum of $683.20. being $56.00 per acre
and being the highest and best bid upon the land. Said bid was, therefore
adopted. And said tract No. 2 knocked down to said T. A. GUTHRIE. Said
tract No.2 so sold to T. A. GUTHRIE is bounded as follows:-
Beginning on an oak stump running thence North 60 1/2 E. 30 2/5 poles to an oak in a hollow; then S. 7 1/2 E. 16 poles to a stake; then S. 6 1/4 W. 10 1/2 poles to a stake; then S. 8 1/2 W. 31.1 poles to a pine on outline, now down; then S. 80 d. W. 15 poles to a stake; near a post oak, COLES'S corner; then N. 12 poles to a rock; then N. 23 d. but not otherwise, do covenant with him as fully as I ought to do as Executor
and on behalf of her said estate and heirs, that she is seized and possessed
of said property and bind her estate and heirs to warrant and defend the
title to the said T. A. GUTHRIE, but no further and not otherwise.

and wife Sarah GUTHRIE the within named bargainors with whom I am personally
aquainted who acknowledged for that they executed the within deed for the
purposes therein contained also Sarah GUTHRIE wife of the said Andrew GUTHRIE
who having appeared before me privately and apart from her said husband
the said Sarah GUTHRIE acknowledged that she executed the within deed freely
voluntarily and understandingly without any compulsion or constraint on
the part of her said husband and for the purposes therein expressed. Witness
