Matthew Covey his patent l00 acres - Battle Hill - Know ye that whereas his humble petition to our agents for management of land affairs within this province did set forth that he was seized in fee of and in a tract or parcel of land called Francis Hill lying and being in the county afore- said originally on the second day of December seventeen hundred and fifty-eight granted the petitioner for thirty-six acres under new rent contiguous to which tract the petitioner had discovered some vacant land and being desirous to add the same humbly prayed a special warrant to reservey the aforesaid tract for that intent and purpose and that on return of a certificate of such reservey he making good rights to the vacancy added and complying with all other requisites usual in such cases might have our grant of confirmation issue unto him thereon which was granted him and according a warrant on the twenty-seventh day of January seventeen hundred and sixty-four unto him for that purpose did issue in pursuance whereof it is certified into our land office that the aforesaid tract or parcel of land is reserveyed by which it appears the same contains the exact quantity of thirty-six acres and that there is the quantity of sixty-four acres of vacant land added for which he has paid and satisfied unto Edward Lloyd Esquire our present agent and receive general for our use the sum of three pounds four shillings sterling caution according to Charles Lord Baron of Baltimore our great grandfather of noble memory his instructions to Charles Lord Baron of Baltimare our great grandfather of noble memory his instructions to Charles Carroll Esquire his then agent bearing date at London the twelfth day of September seventeen hundred and twelve and registered in our secretarys office of our said province together with a paragraph of our dear fathers instructions bearing date at London the fifteenth day of December seventeen hundred and thirty-eight and registered in our land office we do therefore hereby grant and confirm unto him the said Matthew Covey all that tract or parcel of land resurveyed with the vacancy added reduced into one entire tract and called Battle Hill lying and being in the county aforesaid beginning for the out bounds of the whole tract at a marked white oak the original boundery of the aforesaid Francis Hill standing on the edge of a small round swamp or glade on the est side of the road that leads from Hunting Creek Church by Matthew Coveys and between said Coveys and Richard Andrews then runs east southeast eighty percehs then south thirty degrees east fifty-two perches then south one hundred and thirty perches then west forty perches then north one hundred and forty perches then west ninety perches then north ten degrees west seventeen perches then southwest by south thirteen perches then west northwest forty perces then north ninety-five perches then with a straight line to the first beginning containing one hundred acres of land more or less according to the certificate of survey thereof taken and returned into our land office bearing date the twenty third day of July seventeen hundred and sixty four and there remaining together with all rights profits benefits and privileges thereunto royal mines excepted to have and to hold the same unto him the said Matthew Covey his heirs and assigns forever to be holden of us and our heirs as of our Manor of Nanticoake in free and common soccage by fealty only for all manner of service yielding and paying therefore yearly unto us and our heirs at our receipt at our city of Saint Mary's at the two most usual feasts in the year vizt the feast of the Annunciation of the Blessed Virgin Mary and Saint Michael the Archangel by even and equal portions the rent of four shillings sterling in silver or gold and for a fine upon every alienation of the said land or any part or parcel thereof of one whole years rent in silver or gold or the full value thereof in such commodities as we and our heirs or such officer or officers as shall be appointed by us and our heirs from time to time to collect and receive the same shall accept in discharge thereof at the choice of us and our heirs or such officer or officers aforesaid provided that if the said sum for a fine for alienation shall not be paid unto us and our heirs or such officer or officers aforesaid before such alienation and the said alienation entered upon record either in the provincial court or county court where the same parcel of land lieth within one month need after such alienation then the saiid alienation shall be void and of no effect given under our great seal of our said province of Maryland this thirteenth day of October anno domini seventeen hundred and sixty five witness our trusty and well beloved Horatio Sharpe Esquire Lieutenant General and Chief Governor of our said province of Maryland Chancellor and keeper of the great seal thereof.
