Matthew Covey to John Covey
"Nancy's Delight", June 17, 1782

Caroline Co. To wit, be it remembered that on the 17th day of June in the year of our Lord 1782 came John Covey of Caroline Co. And brought a deed of bargain and sale with two indorsements thereon and prayed to have the same enrolled amongst the records of Caroline Co. And upon the same 17th day of June in the year 1782 aforesaid the same deed and indorsements were enrolled as follows to wit.

This indenture made the 17th day of June in the year of our Lord 1782 by and between Matthew Covey of Caroline Co. in the State of Maryland of the one part and John Covey of the said county of the other part witnesseth that the said Matthew Covey for and in consideration of the sum of thirty pounds current money in specie to him the said Matthew Covey in hand ppid or secured to be paid the receipt whereof the said Matthew Covey hereby acknowledgeth and acquitteth and dischargeth the said John Covey his heirs executors and administrators by these presents hath given granted bargained sold alien'd enfeoffed conveyed confirmed, and by these presents doth give grant bargain sell alien enfeoff convey and confirm unto the said John Covey his heirs and assign forever all that part of a tract or parcel of land lying and being in Caroline Co. Aforesaid called Nancy's Delight which hath not heretofore been sold and conveyed by him according to the original grant thereof containing and laid out for 100 acres more or less together with all houses orchards trees fences and other improvements and appurtenances thereto belonging and the reversions and remainders rents and services of the same and every parcel thereof and all the estate right title interest claim and demand of him the said Matthew Covey his heirs executors and administrators of in and to the said tract of land and premises and every part thereof to have and to hold the said tract of land with the premises and appurtenance thereto belonging to the said John Covey his heirs and assigns to his and their proper uses forever and to no other use intent or purpose whatever reserving the inheritance of him the said Matthew Covey during his life and the said Matthew Covey for himself and for his heirs doth covenant grant and agree to and with the said John Covey his heirs and assigns by these presents that he the said Matthew Covey no, and at the time of the sealing and delivering of these presents it stands________ of a good sure perfect and absolute estate of inheritance in fee simple of in and to the aforesaid hereby bargained and sold land and premises and every part thereof and hath in himself good rightfull power and lawful authority to grant bargain sell and convey a good sure perfect and absolute estate of inheritance in fee simple of in and to the aforesaid tract of land and premises and every part thereof to the said John Covey his heirs and assigns in manner and form aforesaid and that the said John Covey his heirs and assigns shall and lawfully may from time to time and at all times forever hereafter freely quietly and peaceably have hold use occupy possess and enjoy the aforesaid hereby bargained and sold land and premises without the set or hinderance of any person or persons whatsoever claiming or to claim by from or under him the said Matthew Covey his heirs executors or administrators in witness whereof the said Matthew Covey hath hereto set his hand and seal the day and year aforesaid signed sealed and delivered in the presence of Matthew Driver/Zabdiel Potter Received the 17th day of June 1782 of John Covey the sum of 30 pounds current money in specie being the consideration of the above deed witness my hand the day and year aforesaid.

Covey to wit we the subscribers two of Justices of the peace for the county aforesaid do hereby certify that on the seventeenth day of June in the year 1782 personally came before in the within named Matthew Covey party to this deed and did acknowledge the same deed and the land an premises therein contained unto the within named John Covey his heirs and assigns to his and their proper uses forever according to the true intent and meaning of the same deed. In witness whereof of set ur hand the day and year aforesaid.
