Country Victorian Home in Poteau, Oklahoma!
(The Most Expensive Learning Experience I Have Ever Had!)
A Friendly Home With Character on the World's Highest Hill
This home was "overbuilt" by the builder who was planning to retire there. Average bills are low. The builder was Chris Stone @ 918-426-0909. ----------------------------------------------------------------------------------------------------------------------------------------------------- Take a scenic drive up Cavanal Hill (pronounced Cav an ahh) to this friendly 2900+sq. ft. home with character and charm. Enjoy sitting on a wraparound porch while listening to the babble of a front yard waterfall and watching the kids play in the play yard complete with a 22ft stainless steel slide, two story playhouse and a tree house. Take the whole family out for a race across the monkeybars or sit in the porch swing below the tree house and play in the sand. Getting late? Enter the house through the old style screen door and oval leaded glass entry door into a spacious living room with 17ft ceiling, lots of full length windows and french doors leading to a 40ft deck. Sit on the back deck and enjoy the changing seasons on the hill.
Time for supper? Go to the extra large kitchen featuring three ovens and 171 cubic feet of custom birch cabinets with a triple sink and pantry. Cabinets around the sink and bars feature glass cabinet fronts. The kitchen is separated from the breakfast room and formal dining room by two bars that accommodate eight eating places. The breakfast room is large enough for a table for four nestled in a bay window overlooking Cavanal. The formal dining room (14x17) features a disappearing ceiling, a must see!!!!
Finally our day is through and the bedrooms are calling you. All the bedrooms in this home are very large and accommodating. If we choose the first room to the right, we see windows looking out upon the world's highest hill.(Really, it is THE highest hill in the world! I guess we have to claim our fame wherever we can get it!) This room shares a dressing area with the corner bedroom, which also has a commanding view out of two sides. The bathroom located between these two rooms can be entered from the dressing area or the hallway. The bathroom is separated from the dressing area by a pocket door so that when entertaining, guests can use the facilities, yet children can prepare for bed.
Finally the time has come for us to retire to the master bedroom. The master bedroom catches your attention with a sculpted ceiling and an 8'X10' walk-in closet. The master bath beckons you with its oversized whirlpool tub and a large walk in shower.
We have overnight guest arriving!! They can sleep in the 12x30 guest loft. I know that they will enjoy the prayer room over looking the entire hill and they won't have to worry about disturbing the family when they prepare for the day in their private bath. If they happen to be slow risers, they can enjoy a cup of coffee on the private balcony before getting into all the hustle and bustle of life on the hill.
Yes this house is great for entertaining, but it is also a house that gets the creative juices flowing when work is calling your name. If the job for the day is office related you can get it pumped out in the study (this room is also big enough for a 4th bedroom). The study comes complete with a computer closet. The closet is really neat if your work area looks like mine, you can just close the doors to cover the "organized" mess. Maybe its not the office calling your name, but the workshop is the one beckoning.
The 16x40 workshop is located under the back deck. This is the handy man's dream come true, not only is it large, but the west wall is covered with floor to ceiling windows so that the view can inspire you to greatness. The workshop also has a 3/4 bathroom (shower, toilet, and sink) so that when your hiding out, you won't even have to go back upstairs. This puts being in the dog house not so bad!!!! This picture does not show that the other end of the workshop has a garage door, so if cars are your hobby, you're covered, or maybe you just need a garage for an extra car or toy.
There are a few more features that were not mentioned, like the over sized two car garage. This garage has a 10x24 finished room above it that can be an art studio. The large wagon wheel window located above the garage creates the lighting that any painter would envy. The septic tank located behind the south corner of the house has a dump site for an RV. There is a 2400sq. ft. basement for storage. The basement also serves as a storm shelter as all the foundation walls are poured with concrete and reinforced with rebar. All the plumbing is accessible. This house sits on bedrock and the stemwalls are four inches larger than normal to accommodate the height of the house. All of the decks and porch supports are creosote lumber that will not rot. All the windows are vinyl "tilt to clean". The "Low-E" windows located on the West side will reduce glare and sun damage. The house is constructed with 2x6 walls with plywood, not chipboard reinforcing and the roof also is plywood. You will not find chipboard on this house! The attic is designed to breathe, heating and cooling itself which results in low electric bills, which is a plus in a totally electric home. All of the interior walls have been insulated to act as a noise barrier, a must if you have teenagers!!!! You could not ask for a better location as this house is two minutes from the schools and five minutes from Wal-Mart. Wildlife is an added bonus. We have deer, rabbits, roadrunners, silver foxes, redheaded wood peckers, and tons of hummingbirds as well as the run of the mill birds. The neighborhood is quiet, restricted, and has very little traffic, so it's safe for kids to play. The house was appraised at 175,000, but we will entertain offers in that ball park. The other houses in this neighborhood appraise at equal or greater value. The neighbors are all professionals or retired from the professional world.
