PRICES : For furnished home rentals in France, the prices quoted include taxes, insurances and fees, but do not include charges under mentioned. |
CHARGES : Telephone bills, water, electricity, the house or pool heating if necessary are not included in the rental price like any local taxes and the leashold right when there is one. They must be paid directly to the owner or his representative, at the end of your stay. You will sometimes find in the descriptions further information concerning charges (fixed price for water or electricity or linen...). |
RESERVATION : Any request for the reservation of a furnished rental must be accompanied by a down payment of 25 % of total cost of the stay. In the event of cancellation, this sum shall remain the property of owner (see cancellation section below). |
BALANCE : The balance due
has to be paid to owner 30 days before the begining of the rental. On arrival,
check that the rental as whole, as well as any out-buildings or other facilities,
are conform to the description. For any problem, contact directly the owner
or his representative. No challenge will be accepted after 72 h. Since
this rental is made solely on a seasonal basis, the tenant undertakes to
vacate the premises upon the date provided in the agreement. More over,
the tenant's domicile is his address as indicated in this agreement. There
is no right to sublet, absent prior consent by the owner . The rental premises
shall not be occupied, even for a few days, by a number of individuals
in excess of the figure appeared in this agreement. In the event of failure
to comply with this provision, the owner shall be entitled either to a
rental surcharge. The information about the location, type of, and facilities
on the premises is an exact copy the information provided by the owner,
who certifies that the premises are fully equipped and clean upon the arrival
of his tenant. Nor is the Provider liable where changes effecting
the rented premises or its sunroundings have not been brought to its attention
by the owner on the reservation date, or occur after the reservation date
but before the tenant occupies the premises. In this rental, the Provider's
role is limited to acting as a middleman between the parties. It shall
not be liable as a result of any act by the owner or the tenant.

SECURIT DEPOSIT : A security deposit is required for all furnished rentals. This deposit shall be given to the owner or his representative when the tenant arrives on the premises, and shall be returned at the end of his stay in exchange for payment of charges, as well as any damage to the property. Where, however, the rental includes a telephone, the owner or his representative may with hold repayment of the security deposit pending receipt of the phone bill. In the event that the deposit was paid to owner or his representative, it is up to the owner to secure a refund of this amount or the remaining balance from the same individual. |
ARRIVAL AND DEPARTURE DATES : It is the responsibility of the owner or his representative, to greet the tenants so that the arrival formalities can be complied with. The tenant shall accordingly notify the owner (or his representative) of the exact date, and the approximate time, of his arrival. Where he does not arrive on the date provided in the agreement or the acknowledgment of receipt of the reservation, it is even more important that this mandatory notice be given. As a general rule, the appointement for arrival will be scheluded at a reasonable time of day, and absent a contrary indication, at the rental address. In the event that tenant fails to show up for the apppointement and fails to advide the person responsible for greeting him of the cause(s) of his absence, he shall lose all rights to the rental. In this case, the owner (or his representative, may immediately re-let the premises on the most favorable terms). |
ARRIVAL : In the afternoon, between 5 and 8 pm. |
DEPARTURE : The tenant shall give the owner (or his representative) 48 hours advance notice of departure. Departure shall occur between 8 and 10 am (absent a contrary provision). |
FURNISHINGS AND SUPPLIES
: Your rental comes equipped with kitchen utensils, dishware, furniture
and bedding. The owner is responsible for their quality and quantily, which
shall be in proportion to the number of persons provided in the agreement
(Exception for garden furnitures and deck chairs). Absent a provision to
the contrary, neither sheets nor household linen (napkins, rags, etc.)
are provided. The tenant may, however, directly request from the owner
that sheets and napkins be provided against payment of a fee, just as he
may, under his own responsibiliy, request that domestic help be provided
during his stay. It is understood that in the event that the furnishing
and supplies that are not provided in the contract are not in place on
the arrival date, or that the tenant does not show up the agreed date,
the owner may be held liable therefore and the tenant may not claim any
compensation whatsoever ; similarly in the event of a dispute between domestic
help and the tenant, the tenant shall take full responsibility therefore,
both administratively, financially, and morally. The premises shall be
delivered to the tenant in a perfect state of cleanliness and the equipment
shall be in operating condition. The tenant shall return them in perfect
condition as well. If this is not done, the tenant shall be billed the
cost of repairs or cleaning. The tenant shall at all times refrain from
dumping into the sinks, basins, bathtubs, bidets, or toilets, any objects
that may stop them up or any detengent products that may damage the septic
bed, absent which he shall be liable for the expenses incurred in restoring
this equipment to working condition. When you will arrive, the owner or
his representative will explain you how to take care, of the quality of
water and when it is necessary to add pool products. The swimming pools
may not be emptied without the consent of the owner or his representative,
and the tenant shall never touch the swimming pool machinery or equipment.
Be careful, during low season periods (October-May), swimming-pools can't
be used. Before he leaves, the tenant shall return all items of furniture
to where they were before he arrived. The owner is not responsible for
any problems that may arise in connection with the supply of water, electricity,
or telephone service and decline any liability for the lack of said services
which does not result from his action.

OWNER'S OBLIGATIONS : The
owner is totally, responsible for the good house repair. The owner, or
his representative, is responsible for greeting the tenants on the agreed
date. As a general rule, departures shall occur before 10 am and arrivals
after 5 pm so that, where necessary, the owner or his
representative can have the premises cleaned and all furnishings checked, i.e. to ensure that the premises and furniture are in good condition, that the bedding is in perfect condition, that all appliances and utensils are operating property, and that the kitcnen is fully equipped. |
TENANT'S OBLIGATIONS : The tenant is held to a standard of reasonable prudence and care and shall see to it that the premises are fully maintained. Unusual events (weddingd, receptions...) must have the agreement of the owner. Absent prior consent from the owner, the number of individuals provided in the agreement may not be exceeded, and the tenant is not allowed to bring in additional beds. Similarly, setting up tents or parking trailers in the garden is prohibited. If those rules are not respected, the owner may be able to do a proportional deduction to the balance of the security deposit. The tenant undertakes to go through our organization if and when he should wish to rent the same premises at some future date. |
INSURANCE : Since the concept of civil liability varies from country and our organization may not be held liable for accidents, injury, loss, theft, etc., We ask you to take out a multi risk insurance policy. A certificate can be requested by the owner (please contact your own insurance company). |
CANCELLATION : In
the event of cancellation, the following table is applicable :
- You cancel more than 30 days before your arrival ; cancellation expenses amount to 30 % of the rental price. - You cancel between 30 and 10 days before your arrival : cancellation expenses amount to 60 % of the rental price. - You cancel less than 10 days before your arrival : cancellation expenses amount to 100 % of the rental price. The reception date of the notice determine the rate to apply. The amount of these expenses shall not be reduced, regardiess of the reason for your cancellation (strike, inclement weather, foreign exchange regulations, accidents, unemployment, death, etc.), since the providers of the services should not have to suffer the consequences of situations that are specific to you. No refund shall be paid because a stay is interrupted or cut short, or any service provided is not used by the vacationer for any reason. |
CLAIMS : Any claims in connection
with the rental property will be made within 72 hours of occupying the
promises, by registered letter by evidence, and addressed to the owner.
No claims will be entertained once this deadline has passed. In the event
of a dispute, the Bordeaux Court shall alone have
jurisdiction. |
INSPECTION : Owner has
no objection to its rentals what soever being inspected before hand and
before 15th june, if there are availabilities. If the customer wishes to
carry out a prior inspection, he should follow standard procedures to reserve
the rental property in question and make the down payment, accompanied
by the note "subject to inspection". He will be advised of the address,
and a 72 hours option will be extended to him. Multiple inspections are
not allowed. The customer shall make his reply known before the expiration
of the deadline. Should he fail to do so, owner will consider the reservation
to be firm, final, and subject to the standard terms governing cancellation.
In the event that the rental on which an option has been taken fails to
meet the customer's requirements, owner undertakes to refund the actual
payment made.
