Land Titles

Connecticut is a very small state, in area at least, but land title examination is comparatively complex. Unlike most states, land title records are filed on a town by town basis, rather than in county registries. There are only 8 Counties in the state, but there are 169 towns and consequently, 169 different sets of land records. Although the bulk of my practice is in Hartford and Litchfield Counties, I have examined titles in approximately 155 of those 169 towns. I provide a variety of title information reports and certifications for Title Insurance Companies, Law Firms, Mortgage Lenders and other businesses and private individuals. See the Order Form to order title services on residential and commercial real estate.


Legal Fees

Unlike many states, Title Companies generally do not provide Settlement and Closing services in Connecticut Real Estate transactions. Buyers, Sellers and, usually, Mortgage Lenders are represented by their own counsel. Title examination and Title Insurance polices are normally provided by attorneys for their clients. I provide Settlement and Closing representation in all Counties in Connecticut. I also act as Settlement Agent (without representation) for corporate Sellers and Mortgage Lenders who arrange Settlement Services through commercial Title Insurance companies.
