James Bates to William Ratliff, York Co., VA, 1766
THIS INDENTURE made the nineteenth day of
November in the Year of our Lord One thousand seven
hundred and sixty-six BETWEEN James Bates and
Elizabeth his Wife of the Parish of Bruton in the County of
York of the one part and William Ratcliff of the Parish and
County of James City of the other part WITNESSETH
that the said James Bates and Elizabeth his Wife for and in
consideration of the sum of sixty pounds to them in hand
paid by the said William Ratliff at or before the ensealing
and Delivery of these Presents the Receipt whereof the
said James Bates and Elizabeth his Wife doth hereby
acknowledge and for diverse other good Causes and
Considerations him thereunto moving he the said
James Bates and Elizabeth his Wife Hath Granted
Bargained and sold ? Released and Confirmed and
by these presents Doth fully freely and abssolutely Grant
Bargain Sell and Release and Confirm unto the said
William Ratliff his Heirs and Assigns All that Tract
or Parcel of Land situate lying and being on the North side
of the Main Road which leads from Samuel Ashley's
Ordinary to Cappahosiah Ferry on York River in the Parish
of Bruton in the County of York and Containing by
estimation sixty Acres more or less and Bounded as
followeth. Beginning at a red Oak stump which stands
on the said Main Road from thence running along the
line of William Ratliff, Sr. until it comes to the line of Col.
Landon Carter thence along the said Carter's line until it
comes to the line of the Land belonging to the Orphan's of
Isaac Bates, dec'd then along that line to the Main Road
thence up the said Road to the place where it first began
and all Houses Buildings Woods Ways Waters Profits and
Advantages to the same belonging or appertaining and the
Reversion and Reversions Remainder and Remainders of all
and Singular the Premises with the Appurtenances and
all the Estate Right Title Claim and Demand whatsoever
of them the said James Bates and Elizabeth his wife of in
and to the said Lands and Premises and any part thereof
TO HAVE AND TO HOLD the said Land and Premises
with the appurtenances to the said William Ratliff his Heirs
and Assigns to the only use and behalf of him the said
William Ratliff his Heirs and Assigns forever and that
the said James Bates and Elizabeth his Wife the said Land
and Premises with the Appurtenances to the said William
Ratliff his Heirs and Assigns shall and will Warrant
and forever defend by these Presents and the said James
Bates and Elizabeth his Wife doth for themselves their
Heirs Executors and Administrators hereby Covenant and
Grant to and with the said William Ratliff his Heirs and Assigns
in manner and form following that is to say that he the said
James Bates at the time of the sealing and Delivery hereof
stands and is seized of all the said Premises of a good and
perfect Estate in fee Simple and he hath good Right full
Power and Lawful Authority to the assure the same and
every part thereof unto the said William Ratliff his Heirs
and Assigns in manner aforesaid and that the said
William Ratliff his Heirs and Assigns and every of them
shall and may at all times hereafter peaceably and
Quietly hold and enjoy all and singular the said Granted
Premises without the Set Said Molestation or Charge
whatsoever of or by the said James Bates or Elizabeth his
Wife or their Heirs or any other Person or Persons whatsoever
Lawfully Claiming any Estate TItle or Interest of in or to
the said Granted Premises or any part thereof and that free
clear and freely and clearly acquited and discharged of
and from all former and other Grants Bargains Sales
Judgements Executions Forfeitures Estates Titles
Troubles and Incumbrances whatsoever IN WITNESS
whereof the Parties to these Presents have hereunto
set their Hand & Affixed their seals the Day and Year
first above Written.

This Indenture was acknowledged by James Bates and
Elizabeth his Wife Parties thereto she having been first
